Greece Golden Visa Properties

Investors can acquire Greek golden visa in 2024 through investment in a property worth at least €250,000. Since 1 August 2023, an elevated investment threshold of €500k applies for real estate investment in certain locations, such as areas in and around Athens, as well as the islands of Santorini and Mykonos.

March 2024 Update:

In March 2024, the Greek government announced significant changes to the Investment thresholds applicable for the Greece Golden Visa program. More specifically, the revised regulations applicable to the real estate investments are as follows

  • In high-demand areas, the minimum investment for Greek golden visa will increase to €800,000. This includes the entire administrative region of Athens, including Piraeus which previously benefitted from a €250,000 threshold. The threshold of €800,000 also applies to Thessaloniki, Mykonos, Santorini and other densely populated islands.
  • In the remaining regions of Greece, the threshold will increase to €400,000 from €250,000.
  • Each investment must be in a single property with a minimum area of 120m².
  • The use of properties for short-term rentals, such as through Airbnb or similar platforms, is now prohibited. This restriction impacts the overall investment returns from the property.
  • The minimum investment for the Greek golden visa remains at €250,000, applicable only to exempted properties (as notified) or commercial properties acquired for conversion to residential use. In such cases, the conversion must be completed before the investor can apply for the Golden visa.

Key Dates:

The aforementioned changes come into effect from 31 March 2024. Investors still have the opportunity to benefit from the previous thresholds of either €500,000 (in Athens, Thessaloniki, Mykonos, or Santorini) or €250,000 (in Piraeus), provided that:

  • 10% of the downpayment for reservation of such properties is concluded by 31 August 2024
  • The investment is finalized by completing the final payment and signing the final contracts by 31 December 2024.

With the implementation of these new changes, the Greece Golden Visa program through real estate investment may no longer be as advantageous compared to other alternatives. Therefore, it is imperative for investors interested in a real estate investment for Greek Golden Visa to move quickly, in order to meet the above deadlines.
